Your new home will be professionally inspected and prepared by one of our onsite maintenance associates. Our standard practices include ensuring all areas of your new home are clean and functional.

Yes, we do have on-site maintenance.

No. You may provide permission for us to enter when you submit your work order through your Resident Portal or by speaking with one of our onsite team members.

The onsite leasing office is able to assist during regular office hours. We do not provide after-hours lock out services.

You may customize your home with non-permanent decorations. Any modifications you make to your home during your residency may incur a charge at the time of move out. Charges are incurred when maintenance is needed to return your home to its original condition at the time of move in.

Amenities

Portola Apartments offers a resort style pool with a sundeck and spa, outdoor firepits, a large indoor/outdoor fitness center, BBQ areas, a dog park, bocce ball/putting green, a playground and game area. Please visit our Amenities page for more details. 

Our pools and decks are open seven days a week from 8am until 10pm.

Yes, we offer parking on-site.

We have two laundry facilities located on each residential hallway that are available 24/7.

Yes, the Portola Apartments is a pet friendly community.

The pet security deposit is $500.

Portola Apartments does not have any weight or breed restrictions for pets. We allow two pets per apartment.

Yes, we have a dog park within the community.

Standard appliances in our apartment homes include refrigerator, microwave, dishwasher and electric stove.

No, we do not offer furnished apartment homes.

We do not offer short-term leases at Portola Apartments. You may discuss options with our leasing team.

No, leases may be in the name of the individual occupying the home. We do not allow sub-leasing at our communities.

No, we do not offer package concierge services.

Our fitness center is open 24 hours a day, seven days per week.

We provide cardio equipment including treadmills, ellipticals, recumbent bikes as well as weight training machines with free weights and benches in our on-site fitness center.

Our building's quiet hours are 10pm to 8am. The communal spaces are open for use from 8am to 10pm and the fitness center is open 24/7.

Applications are often approved in 72-hrs. Please carefully review the rental criteria, which is available as part of your application, to avoid any delays in processing your application.

We require a holding deposit of $250 and an application of $60 per application when applying for your new home. You will pay the remaining balance of your security deposit and first month's rent, or a prorated portion, at the time of move in.

Portola Apartments allows guests to stay up to 14 consecutive days in one calendar month or 28 days annually and two guests per household for the community amenities when present.

We do not offer rental price reductions on longer leases at Portola Apartments. You may not pay rent for a year in advance to secure your unit.

No, we do not allow subletting at our community.

You may elect to pay a lease break fee equal to one month of rent or you will be responsible for the remaining months of rent left on your lease agreement.
